What's in a maintenance contract.

Scheduled visits

Quarterly, twice a year, or seasonal — whatever fits the equipment and your budget. We schedule a year out so you know exactly when we're coming.

Documented inspections

Every visit produces a written report. Photos of anything we noticed. Recommendations ranked by priority — what needs to happen now, what can wait.

Filter program

Right size, right MERV rating, right cadence. We track filter changes in our system so nothing gets missed.

Belt & drive service

Tension, alignment, replacement on a schedule. The unglamorous work that prevents the bearing failure six months later.

Coil cleaning

Condenser coils, evaporator coils — scheduled cleaning before they get bad. Efficiency goes up, energy bill goes down.

Priority response

When something does break, contract customers go to the front of the queue. We also give you a flat discount on repair labor.

Site walk

We walk the building with you. Note every piece of equipment, age, condition, brand, model number. No charge for the walk.

Step / 02

Written proposal

Equipment list, visit schedule, scope of work, locked-in price. You see exactly what you're paying for and what you're getting.

Step / 03

First visit baseline

On the first scheduled visit we document the as-found condition of every piece of equipment. Photos, notes, recommendations.

Step / 04

Ongoing service

Scheduled visits, written reports, priority queue for anything that comes up between visits. Annual review of the program before each renewal.

/ 03 — Common questions

People ask us about this a lot.

Q01What's the minimum building size?

No minimum. We have contract customers ranging from single-tenant offices to multi-building campuses. The program scales — if you have one RTU we cover the one RTU.

Q02Do you guarantee response times?

For contract customers we commit to a documented response window during business hours. We don't make claims we can't back up — what we promise, we put in writing in the contract.

Q03What if I have an emergency mid-contract?

Contract customers go to the front of the queue for any non-scheduled service call. You also get a flat labor discount on the repair work — the savings often cover the program cost over a year.

Q04Can I cancel?

Yes. Most contracts are annual, with a written termination clause. We'd rather earn the renewal than lock anyone in.
